Over 55s Retirement Village

Brookhaven is a new, over 55’s residential village, ten minutes drive south of all that Coffs Harbour has to offer including shops, excellent medical facilities, racetracks, clubs and pubs and the list goes on. Brookhaven is a golfer’s paradise with Bonville International Golf Course just 2 kilometres from the front gate and another four 18 hole golf courses within 15 minutes drive.



Within the borders of Brookhaven, for the exclusive use of residents, will be beautiful walking tracks, landscaped gardens and waterways, swimming pool and a purpose built, Community and Entertainment Center. This Center will be the venue for regular activities such as Pleasant Sunday Afternoons, Games Nights, Boot Scooting, Dances and Balls, Melbourne Cup afternoons etc. Along with its fully equipped kitchen, the Center will house a comfortable lounge area, billiard table, and library. Adjacent to the Community Center will be the heated pool and barbeque area for all to use.



The village will be a gated, fully fenced and secure development with facilities built to encourage a friendly and relaxed lifestyle. Security cameras will protect all communal areas and entrances giving you peace of mind, knowing your home is safe should you catch the travel bug.



All relocateable homes in the village will be owner occupied. Homes may not be bought to be rented out to a third party. All tenancies are for a maximum of two people only and at least one person named on the Tenancy agreement must be over the age of 55. Family and friends may stay and visit however visits must be limited to one week at any one time, with no more than four weeks per year in total. Residents will own the relocateable home placed on the rented site within the village, and will be responsible for its upkeep and repair. These homes may be sold or traded by the resident at any time however the purchaser must be vetted by Brookhaven management. The site the home is placed on is not owned by the resident however their tenure is secured under the Residential Parks Act. This act states that should the park owners require you to vacate the site (and they can only require this for a few specific reasons), they must give you 12 months warning in writing, and they must pay for the removal and reestablishment of the relocatable home any where within a distance of up to 500 kilometres away.



There are no entry or exit fees, legal fees, stamp duty, agent’s fees, council rates or body corporate fees to be paid. Your only costs, after the initial purchase of your home, will be a weekly site fee of $120.00, paid fortnightly by direct debit or Centerlink deduction as applicable. This rent is adjusted yearly in line with any CPI increase and is subject to regulation in accordance with the Residential Tenancies Act of NSW.



Electricity usage for each home will be individually metered and charged on a monthly basis. Gas hot water and cook tops will be supplied by bottled LPG at the resident’s expense. Each home will be fitted with a rain water tank and pump as its main water supply. Should Mother Nature dry up and the tank runs low, a metered park supply system will top up the tank and ensure you don’t run out of water.



Public Transport passes right by the front gate of Brookhaven with public buses running north to Coffs Harbour and south to Macksville every couple of hours six days a week.



Whilst Brookhaven does have a no pets policy, we will allow you to bring a small dog (less than 10 kgs) with you however it must remain within the confines of your house and cannot disturb other residents in any way. Should this dog pass away it cannot be replaced. Of course Seeing Eye dogs are an exception to this rule.



An area of the village has been designated caravan, boat and trailer storage should you not have room for these items on your block. Spaces are limited and will be allocated on a first come first served basis. A fee will be charged for the use of this facility.



Mail will be collected from Australia Post each working day and distributed in to each resident’s mail box at the entrance to the park. Residents are encouraged to supply their padlock to secure these letter boxes. Each house will be supplied with a 250 ltr wheelie bin which will be emptied weekly by a private contractor.
